About DC Metro Appraisals

I was born at Inova Fairfax Hospital. My mother's first job was at the Historic Fairfax County Courthouse. I have spent 34 years appraising residential property in the county I grew up in, and I have completed more than 15,000 appraisals doing it.

That's not a marketing line about local knowledge. It means that when I walk into a house in Burke, Vienna, Fairfax Station, or Great Falls, I already know what the street sold for, what the school assignment does to the number, and whether the lot is on public sewer or septic: because I have appraised the ones around it.

What our firm does

DC Metro Appraisals handles private appraisal work exclusively. Divorce and equitable distribution. Date of death and estate settlement. PMI removal. Fix-and-flip and after-repair value for investors. Pre-listing appraisals for agents. Pre-offer appraisals for cash buyers. Market value for private sales, partnership buyouts, and family transfers.

What we don't do is mortgage lending work. That is a deliberate choice. Lender appraisals are a volume business built around turn times and AMC panels, and the client is the bank. Private work has a different obligation: the report has to be right, and it has to hold up when someone with a financial interest in a different number examines it line by line.

Every assignment is delivered 5 to 7 days from inspection. Pricing is flat and published: you can see what your appraisal costs before you call.

The lender years, and why they matter now

Most of those 15,000 appraisals were lender assignments.

That background is the reason the private work is what it is. Agency appraisal review is the most demanding quality-control environment in this profession. Fannie Mae, FHA, and VA underwriting standards do not accept an adjustment because the appraiser thought it looked right. Every number has to be supported, every comparable has to be justified, and the report goes to a reviewer whose job is to find the weak spot.

I spent decades producing work under that scrutiny. I also spent it on the other side of the desk: 250+ appraisals reviewed for lenders and the VA, and 24 appraisers trained and supervised over the course of my career.

Knowing how a report gets taken apart is what makes it possible to build one that doesn't come apart. That is exactly the skill a contested divorce, an IRS estate filing, or a deposition requires.

Our practice is centered on Fairfax County: Fairfax, Fairfax Station, Burke, Springfield, Vienna, Oakton, McLean, Great Falls, Annandale, Centreville, Chantilly, and Clifton.

We also serve Arlington County, Alexandria, Loudoun County (Ashburn, Leesburg, Sterling, South Riding), Prince William County (Woodbridge, Manassas, Gainesville, Lake Ridge), Stafford County, and Washington, DC across all wards. In Maryland we cover Montgomery County and Prince George's County.

How we work

I answer my own phone. Not a service, not an assistant, not a form that generates a callback in three business days. If you call (703) 350-2542 and I'm not standing in someone's attic, I pick up.

That matters more than it should have to. The most common thing we hear from people who found us after trying somebody else is that the other appraiser never called back.

When the assignment involves a court, the IRS, or opposing counsel, we stay available after delivery. Your attorney can call with questions about the methodology. If the report needs to be defended, we defend it.

Building a firm, not a practice

DC Metro Appraisals is being built to outlast any one appraiser, including me. We are training the next generation of certified residential appraisers in this market, and the firm is structured to carry the same standards forward as it grows.

That's a long-term commitment to the people who refer us work. A probate attorney or a family law practice building a relationship with an appraiser is making a bet on continuity, and we intend to be here.
