Ask the servicer to confirm the required ownership period, loan-to-value threshold, payment-history rules, acceptable appraisal process, and whether substantial improvements affect the request.

Appraisal Fee and Possible Savings

The appraisal fee is $595. Any savings depend on the existing PMI payment and the loan servicer's decision. Ordering an appraisal does not guarantee cancellation, approval, or a particular amount of savings.

Three-Step PMI Appraisal Request Process

  1. Confirm the requirements: Ask the loan servicer for its current PMI cancellation rules and acceptable appraisal process.
  2. Request the preliminary market check: Provide the property address and current loan balance if you want a rough discussion before ordering.
  3. Order the appraisal when appropriate: I inspect the property and prepare the appraisal. Most reports are completed in 5 to 7 days after the inspection. The loan servicer makes the final cancellation decision.
